How

How We Do It

We follow the RIBA Work Stages Model and will establish, at an early stage, whether you need our architectural services for all or only specific stages of your project.

1. Concept and Planning

We have detailed knowledge of various Local Planning Authorities’ requirements and have a high success rate with our planning applications. We provide design advice in relation to internal layout as well as external appearance. We undertake all the requisite form filling, Design and Access Statement preparation and can provide Conservation Area Statements should they be necessary

2. Technical and Pre-Build

When planning permission has been granted we work on the technical details of the proposed works, liaising with other design team professionals, and producing a building regulation package and drawings, schedules and specifications from which contractors prepare their tenders. We can offer advice on how to select a builder for your project and where required prepare a contract. Over a number of years we have worked with many quality builders and we are happy to supply contact details of those we believe might be well-suited to your project. The final choice will, of course, be yours.

3. Build and Completion

Co-ordination of the builder, specialist contractors and suppliers is a key element to the process of delivering the project on time and within budget. Throughout the construction phase we visit the site to inspect the progress and quality of work. Working with the rest of the design team we deal with practical issues and variations to specification and contract.
