Residential Process 1 - site survey

The Planning Application:

We have detailed knowledge of various Local Planning Authorities' requirements and have a high success rate with our planning applications. We provide design advice in relation to internal layout as well as external appearance and give specialist advice for Permitted Development Certificates, Conservation Area Consent and Listed Buildings Approvals. We undertake all the requisite form filling, Design and Access Statement preparation and can provide Conservation Area Statements should they be necessary

The Building Regulation Application:

When Planning Permission has been obtained we make a Building Control Application to the relevant Local Authority. We deal with all the technical aspects of the proposed works and liaise with any other design team professionals you may need to compile the complete Building Regulation package.

Tender Preparation and Selection of Builder:

We can develop a package of drawings, schedules and specifications sufficient to enable contractors to prepare their tenders. We can offer advice on how to select a builder for your project and where required prepare the building contract. Over a number of years we have worked with many quality builders and we are happy to supply contact details of those we believe might be well-suited to your project. The final choice will, of course, be yours.

Works on site and Completion:

Co-ordination of the builder, specialist contractors and suppliers is a key element to the process of delivering the project to a budget and timescale. Throughout the construction phase we visit the site to inspect the progress and quality of work. Working with the rest of the design team we administer the terms of the contract through to completion.
