ICE Arch Ltd was approached by the client to review the feasibility of developing a dormer bungalow. After an assessment of the existing property and a discussion about the client’s brief it was decided that structurally the property would not benefit from a renovation so the decision was for it to be demolished and replaced with a new build house.
The client benefitted from the new build in two ways. 1. No VAT was payable on the build. 2. There was no compromise on design and layout.
The property sits within the Green Belt so there were constraints in relation to the volume increase in size of the new build.
The height of the building was limited; it had to be in proportion to the surrounding dormer bungalows. Our client however wanted to maximise the floor space so we introduced steeper roofs to the front and rear as well as a flat roof element in the centre. This meant that the solar panels could be accommodated on the flat roof and did not disfigure the beautiful slate roof.
